Property Sourcing Training and Compliance Made Simple with NAPSA

If you are searching/finding/sourcing properties or land for a buyer (investor), you are classed as a sourcing agent and as such your business or services fall under Estate Agency Services regulations. 

This is the same for deal packagers who may already have a deal and looking to match with an investor. 

Sourcing agents and deal packaging services can come under a range of names, including acquisition, deal sourcing, deal finding, property finder etc. 

Either way, if you are finding a property or 'deal' for an investor, or presenting on to them, you must make sure you have all compliance and knowledge in place.

Before you set up any registrations and insurance for your business, you must complete at the very least Data Protection and Anti-Money Laundering Training (you will be asked when registering with ICO and HMRC that you have completed these). 

Over and above this, we highly recommend training on the sourcing process with compliance in mind, so you understand what you should be doing and when - for your investor, seller and the deal itself. 

Where most agents tend to have gaps is across their documents and contracts. HMRC expect to see certain legally required contracts if they carry out a desktop check. Make sure you have these and understand how to use them before you start operating. 

There are a number of key requirements you must meet, and ideally - to save you time, money and potentially fines - in a certain order. 

These include training, documents, contracts, insurance, and your key registrations.

We do not charge any fees for any communication or deals you complete with any investor. The ONLY fee we take is your NAPSA Membership for each year to continue to be a member.
