Once you complete the training and compliance set up steps, you can register your business with us.

It's a simple form to complete, where you can add all of your business details and documents. 

Our team will perform a full review, prepare a custom report identifying any gaps, and work with you to ensure your business is fully compliant to the national minimum standards, before you are listed as a NAPSA Approved member on our platform. 

Once you're approved, your business will become searchable to investors and you will move to our approved member community, so you can safely share your deals with investors if you wish.

We charge no fee.

Whether an investor comes to you via your searchable business profile, you take an initial fee, or complete a deal with them - we take no fee. We know how hard you work for your deals!

You need a combination of 'surface' compliance' and much deeper level compliance for your sourcing business: 

Surface Level

• ICO Registration
• Redress Registration (either TPO or Property Redress)
• HMRC Registration
• NCA Registration

Deeper Level

• PI Insurance (min cover £100k - must state property sourcing)
• Data Protection Training (need this for ICO registration)
• Anti-Money Laundering (AML) Training (need this for HMRC registration)
• Legally Required Documents (including contracts, policies, risk assessments, controls and procedures, staff training matrix, in-house complaints)

What HMRC really looks for during inspections is your processes and knowledge. Are your fees clear? Are you carrying out and documenting due diligence and risk assessments? How have you carried out KYC? Do you know where the funds have come from?

This is the level of compliance expected in the sourcing sector, and exactly what we teach and support on. 

Many courses provide sourcing agents with non-disclosure agreements (NDA) as the main document to use. Unfortunately, these are just not fit for purpose will not protect you should an investor complain or fail to pay your fee.

You won't find an NDA in the legally required document list.

Instead, you need a Terms of Business Agreement which should clearly outline your services, fees, cancellation process and more. 

You can use an NDA in your business, however it should only be used for what it is traditionally designed for - non-disclosure. 

This really depends on how much time you can allocate each day, and what stage your business is set up at. 

If you are already on Companies House, we would highly recommend you get your compliance completed within the next month. We have no timeframe for when fines are issued, however it is best to be safe than sorry!

Most agents can complete the training, compliance and register their business with us within 14-30 days. Others may need more time if working around other full-time commitments. 

The important part is to do it right and understand the foundations of your business.
