Set up, but not sure what's next?
Getting trained and set up is a big step. Turning it into a business that brings in deals is the next one, and it's where most new sourcing agents need the most support.
You're ready to go, then the questions start. Where do I find deals? How do I find investors? What should I be doing first?
In this evening session, Tina Walsh, founder of NAPSA, will walk you through what it really takes to go from setting up to securing your first deal.

Set up and ready: how to find investors and land your first deal
Once your training, documents and registrations are in place, your first deal comes down to three things: knowing who you're sourcing for, finding the right property, and presenting it properly.
-
Find your investors first
Pick one strategy, such as buy to let or HMOs, and build relationships with investors looking for exactly that. Knowing what they want before you search saves weeks of chasing the wrong deals.
-
Market yourself the right way
How you advertise matters. The wording you use, and the checks you carry out on investors before you work with them, are part of staying compliant and building trust.
-
Stress test every deal
Check the numbers before an investor does. A deal that stands up to scrutiny is far easier to agree, and it's how you get repeat business.
-
Present it professionally
A clear deal pack and a proper sourcing agreement show investors you're serious, and protect you both.
Be realistic about timing. Many new sourcers aim for their first deal within four to five months of getting set up, but it can take six months or more. Tina covers all of this on the webinar.

Tina Walsh
Founder and CEO, NAPSA
Tina founded NAPSA, the National Association of Property Sourcing Agents, a UK not for profit trade body that helps sourcing agents build compliant, successful businesses.
She has run her own sourcing business and invested in property herself, so she understands both sides of a deal. She works closely with both property redress schemes and HMRC's anti money laundering team, and knows exactly what they look for.
Her guidance is honest and realistic. It's about keeping you on track and building a business that lasts, not chasing the next shiny opportunity.
"I've watched so many people get set up and then stall because they don't know what to do next. This session is about changing that, so 2027 is the year your business properly starts."
